| Profile of a Charitable Remainder Trust |
When Chris Audette retired from San Diego State University in 2001, she left with a real bang and not a whimper. On that day, Chris and her husband, Hans, signed a Charitable Remainder Unitrust (CRT) funded with rental property they had owned for years.
The rental owned by Chris and Hans was highly appreciated, and they had taken the maximum depreciation. By placing the property into the CRT, they were able to avoid capital gains taxes on the sale of the property. The proceeds from the sale after transfer were then put to work to create an annual income stream to Chris & Hans that surpassed what they were receiving from rent on the property. This income stream will continue for the rest if their lives, and is structured to increase over time to keep up with inflation. Chris and Hans also received a significant income tax deduction when the CRT was created
The gift will eventually provide scholarships for grateful students studying in the College of Business Administration. Chris and Hans continue to be involved with the university as much as possible. They have already been welcomed into the Heritage and Tower Societies, two of the Universities giving clubs
